Why do some Dallas hotels stay open longer than others?
The Dallas area is home to more than half of the nation’s hotel rooms, but they’re getting smaller and smaller every year.
We’re seeing fewer and fewer luxury hotels, as the city’s population has grown, and those hotels are staying open longer.
We spoke with Dallas hotels consultant Brian O’Brien to find out why the area’s hotels are getting older and why the region’s hotels aren’t staying up to the challenge of keeping up with demand.

Brian O’Boyle, hotel consultant, has been working in Dallas for 25 years, working in hotel construction, hotel management and other sectors.
He says the area is experiencing a renaissance in the hotel industry.
“There’s been a lot of growth, especially with millennials, so there’s been demand for hotels that aren’t in the traditional hotels model, but also for things that are more modern and more connected to the community,” O’Boer says.
“I think there are more people who want to stay in a place where they feel safe and have a good experience and that they’re in control of the situation, rather than just having a hotel or a room and having a reservation.”
Hotels like the Omni, the Sheraton, and the Four Seasons have all experienced growth over the last few years, but some of the smaller hotels like the Frontier have seen a dip in popularity.
“The Frontier has had a lot more people staying there, so they’ve been able to sell a lot better than the Omni and the Shermans,” O.
“The Frontier is getting a lot smaller and shrinking as a percentage of the population, but it’s still one of the better hotels in the city.”
O’Boey says there’s also an increase in hotel rooms being booked through mobile apps like TripAdvisor.
O’Brien says the trend is partly because more and more people are taking advantage of the internet, which makes booking easier and cheaper.
“When I was in hotel management I used to book every hotel room, every room I could.
I used the internet to see where everyone was and book them,” he says.
While some hotels may not be able to afford to invest in new technology, O’Reilly says there are other reasons why hotel guests might want to go elsewhere.
“It’s the same with the Internet, where it’s much easier to get something from someone else.
You can easily get your bookings done from someone who is not on the Internet,” he explains.
“I think it’s a very important part of the economy to get people out of the hotel room and out into the community.”
